Spencer Rail Engineering appointed for Norwich Crown Point depot roof refurbishment design

Spencer Rail Engineering has secured a Pre-Construction Services Agreement (PCSA) with Greater Anglia to lead the detailed design phase of a major roof refurbishment project at Norwich Crown Point depot.

The contract will see the team develop the scheme to Form B detailed design, alongside a comprehensive phasing plan to ensure construction can be delivered with minimal disruption to operations at the busy maintenance facility.

Crown Point depot has been a key hub for more than 40 years, supporting services across East Anglia, but has experienced ongoing roof and drainage issues that have affected day-to-day operations.

Focus on buildability and operational continuity

Spencer Rail Engineering’s design and delivery teams will work closely with depot engineers to identify constraints, risks and access requirements, ensuring the design is practical and aligned with live operational needs.

The approach combines detailed engineering with early-stage construction planning, providing Greater Anglia with greater certainty on cost, programme and delivery before work begins on site.

The design phase will include:

  • Replacement of main roof cladding
  • Upgrades to skylights, walkways and maintenance access
  • Integration of new systems, including fire detection, ventilation, electrical upgrades and lightning protection

By embedding construction methodology into the design process, the project aims to reduce the risk of delays, redesign and operational disruption during the delivery phase.

Supporting a critical rail facility

The Crown Point depot plays a central role in maintaining Greater Anglia’s fleet, supporting services from Norwich and Stansted Airport to London, as well as regional routes across Cambridgeshire, Suffolk and Norfolk.

The project builds on earlier feasibility work and now moves into a more detailed stage, where technical designs, specifications and risk assessments will be finalised ahead of construction.

The collaborative design approach is expected to support both immediate operational requirements and the long-term resilience of the depot, as Greater Anglia continues its transition under public ownership.
